Great location but tired facilities and staff

Fabulous location in Surfers - easy walk to shops, one block from the beach, on the tram line. The facilities could do with a facelift - the lifeguard warned us about the safety of the slide, the rooms were furnished very cheaply and could do with maintenance. They were surface cleaned at best - lots of grime on the underside of taps etc. The staff could barely raise a smile and besides check-in, they tended to be grumpy with everything. (The look I got ordering a drink with 2 minutes left of Happy Hour!!!)

No washing facilities, bar facilities only available on a few days. No restaurant other than for breakfast.
